Flat Roof & Low-Slope Roofing in Dublin: what to know
A low-slope roof is a different trade from a pitched one. There is no gravity helping the water off, so the whole assembly, membrane, seams, flashings, drains and slope, has to do the work. Contractors who mainly install tile and composition shingle around Dublin are often genuinely good at that and genuinely out of their depth on a welded membrane.
Roofs within reach of the marine layer take a beating that has nothing to do with sunshine. Salt aerosol settles on the roof and stays there, and it attacks metal long before it attacks the membrane: fasteners, termination bars, edge metal, drain clamping rings and the screws holding down HVAC curbs. On a low-slope roof in Dublin the sheet can look fine while the mechanical attachment beneath it quietly corrodes. Stainless or coated fasteners and properly finished edge metal are worth specifying here even though they cost more.

On the paperwork side, California limits the down payment on a home improvement contract to $1,000 or 10 percent of the contract price, whichever is less, and requires a written contract with a defined scope and payment schedule. Permits are usually pulled by the contractor with the Dublin building department; that permit triggers a Title 24 compliance check, which on a low-slope roof normally means a CRRC-rated cool-roof surface and, depending on the scope, added insulation. Get the specification in writing so there is no argument at inspection.
Comparing low-slope quotes
Flat roof quotes are hard to compare because the material choice changes everything. Ask each contractor to state the system, not just the price: which membrane and what thickness in mils, mechanically attached or fully adhered, how much insulation and at what R-value, whether tapered board is included to correct drainage, and whether the price is a tear-off to deck or a re-cover over what is there. Two quotes on a roof in Dublin can differ by half simply because one includes tapered insulation and the other does not.
